We are particularly looking for Commercial Mortgage and Secured Loan leads. We currently have a deal that costs me £50 per lead based on the clients actually being able to take a loan and willing to look at a quote. The lead generator( Call center) and I are talking about a joint venture where we would split the revenues from completed deals rather than pay for leads in the traditional sense. Providing the quality of the leads is decent this should generate more income for both parties. There is no formal contract for the JV. Basically the idea is that the lead provider gives very high quality leads, which once converted into sales results in a 50/50 split of generated revenues. Depending on the size of the loan this can be upwards of 4%, so you'd make upwards of 2% on each deal when it completes. We get a basic 2.25% for loans under £10k and 2.75% for those above. 0.5% is added if the prospect takes PPI cover. On top of this, providing we complete 10+ loans with the packager per month we get an additional flat amount of £600 per case on completion. So, say we do a loan for £10,000 without PPI. This then generates £225, but subject to us generating the necessary volume we also get £600, so the total for that loan is £825. This equates to 8.25%. We'd each get £412.50. If we do one for £20,000 we get £550, plus the £600. This makes £1150 in total (or equivalent of 5.75%). We'd each get £575. For each of these cases I would split the amount generate with you (as above) upon payment from the packager (which is usually within days of completion). We can start the arrangement right away. We can deal with a large number of leads, but you should keep in mind that the higher the quality the better chance of conversion and payment. For this reason, for the secured loans, I would want filters of LTV of no more than 75% (incl loan), no unemployed or retired, maximum age of 60, and no adverse credit. The people should of course also be keen to proceed and have that verified by phone before the lead is passed to us expecting us to call and arrange a loan for them. With regard to commercial mortgages, the simplest ones and the most productive will be those with a need to self certificate income (either because they can't prove enough income for a bank, or their accounts don't stack up), possibly with some light adverse credit, and with an LTV again of 75% (although we can do up to 85% here). With such criteria we can generate up to 4% commissions on loan total. Given that the loans are of a much higher median value (usually £150k+) this can be much more lucrative. We're able to get paid these rates on loans between £50k and £600k (so commissions are between £2,000 and £24,000 for each loan). We can however also do almost any kind of commercial deal (although the commissions will be less) from development cases at highest banks, or leasehold takeaways or off licenses, pubs, hotels, offices, warehouses etc . Since the deals are usually bigger than residential mortgages again this can be very lucrative although total commission for these tends to be in the 1% range. As before we would split any income made with you 50/50 on completion and payment and we can pay into a UK bank account directly or we can transfer monies via SWIFT to an Indian account as you prefer.
